Is KRC licensed by the state of Florida?
Yes, we are licensed by Osceola, Polk, and Lake counties as a property management and lodging provider. In addition, all Orlando Vacation Rentals are licensed by the state and respective county to be rented on a short-term basis.
Is KRC a time-share or affiliated with a time-share?
We are not a time-share nor are we associated with a time-share. The Orlando Vacation Rentals that we offer for rent are individually owned. You are not required to sit through a tour and or/presentation

How do I make a reservation?
If you have found a particular home that you would like to stay in, please call us toll free on 1-877-396-4047 to check availability and one of our representatives will be more than happy to assist you in planning the perfect Orlando Vacation. If you need help in choosing a home, simply email us or call us toll free on 1-877-396-4047 to let us know your general requirements. Our knowledgeable staff will then be able to narrow your search down to the available homes meeting your criteria. Do you offer group rates and planning?
Yes, we do. Please call us toll free on 1-877-396-4047 to let us know what event you are planning and how many people you need to accommodate.
Do you offer travel insurance?
Yes, we offer Travel Insurance through CSA Travel Protection. Please ask our reservation agents about the available coverage if you are interested in Travel Insurance.
How do I make a reservation?
To book a specific home, please call one of our reservation agents at 1-877-396-4047 or 407-396-4047. They will ask for your details (full name, address, phone number, email address, and number of people staying with you), then will email you a rental agreement and registration form. Both of these forms will need to be filled out and faxed back to our office on 407-876-0307 within 48 hours. Once these papers are sent back to our office, we will finalize your reservation and email you to confirm we have received your documents.
When is check-in and checkout time?
Check-in is at 4:00 PM. An early check-in can be arranged if the property is available. However, early check-ins cannot be guaranteed. If an early check-in must be guaranteed, you will need to book for the previous night.
Check out time is 10:00 AM.
Where do I check-in?
You will go straight to the rental home to check-in. Access the home will be made via a key in a lockbox located just outside the front door of the property. Directions to the property you have rented and code to the key lockbox will be emailed to you 7 days prior to your arrival.
What are your office hours?
Our office is open from 9:00 AM to 6:00 PM Monday through Friday; however check-in is available 24 hours a day. In an emergency, we can be contacted 24 hours a day 7 days a week via our emergency phone number.
What if I need to change my reservation?
If you need to make a change to your reservation 31 or more days prior to arrival, there will be a $20 fee. However, if you have booked a specific home, the ability to change your reservation depends on the availability of that home.
No changes can be made to your reservation within 30 days of your arrival day.
What is your cancellation policy?
Your initial deposit is non-refundable. Payment for the remaining balance is due 30 days prior to arrival and becomes non-refundable at that point. If you should need to cancel 31 or more days prior to arrival, you will not be charged for the remaining balance. If you cancel 30 or fewer days (60 or fewer days for 7 bedroom homes) prior to your arrival, you will be charged the FULL RENTAL amount. All cancellation must be in writing and mailed to The Kissimmee Rental Company 7512 Dr. Phillips Blvd. Suite 50 PMB 400 Orlando FL 32819. When you make a reservation, we strongly suggest purchasing Travel Insurance.
How far away are Walt Disney World and other Orlando Area attractions from the Orlando Vacation Rentals?
Our Orlando Vacation Rentals are located within 10 minutes of Walt Disney World and within 15 minutes of Universal Studios, Islands of Adventure, Sea World, and Wet N Wild. In addition, these homes are also located just minutes from supermarkets, shops, and restaurants.
Is there transportation to the parks?
Currently only the subdivisions of Windsor Palms and Windsor Hills offer this service (for a small fee).
What is the maximum occupancy on your properties?
Our Orlando Vacation Rentals have the following maximum occupancy limits (unless otherwise noted in a home’s details):
2 Bedroom Condo - 6 people
3 Bedroom House or Condo - 8 people
4 Bedroom House or Condo - 10 people
5 Bedroom House - 12 people
6 Bedroom House - 14 people
7 Bedroom House - 16 people
What is provided in your Orlando Vacation Rentals?
Each home comes complete with a fully equipped kitchen including a refrigerator, freezer, oven, range, microwave, dishwasher, cookware, toaster, coffee maker, blender, dishes, silverware, glasses, and utensils. There is also a full size washer and dryer right in the home. There will be at least 2 televisions in every home, a DVD or VCR player, stereo system, and telephone (free for local calls, long distance calls can only be made by using a calling card). The home also comes with an alarm clock, iron, ironing board, hairdryer, linens and towels! All Orlando Vacation Rentals have air conditioning and heating.
What items will I need to supply myself?
While we try and provide each guest with everything they will need, there are some items that are not provided in the homes. While bath and hand towels are provided, you may want to bring your own beach towels and washcloths, as these are not always provided in the homes. Starters of toilet paper and soap are provided, but you may need to supply more of these as your journey progresses. In addition, any basic toiletry items such as shampoo, conditioner, etc. must also be provided by the guest.
Do your Orlando Vacation Rentals allow pets?
We have very few homes that allow pets. If you are bringing a pet with you, please call our rental office at 1-877-396-4047 to see if a pet-friendly property is available for your dates.
Do you allow smoking in your Orlando Vacation Rentals?
All of our properties are non-smoking. If you enjoy tobacco, in consideration of future guests, we request that you enjoy it either outside or on the screened patio. Thanks for your help and understanding.
Are the pools heated?
Pool heat is an option with our Orlando Vacation Rental Homes and can be added to your reservation for and additional $25/night plus tax. Charges commence from the day the pool heat is turned on. However, please note that pool heaters can take up to 24 hours to heat from the time it is turned on. Pool heaters will generally heat the pools to around 85 degrees Fahrenheit. However, in order for the heater to work effectively, it is very important that you place the pool cover on the pool when you are not using it (especially overnight). In addition, if the air temperature lowers to 55 degrees or less, they will not be very effective and the water temperature will not reach a comfortable temperature. Community pools where the condos, town homes, and resort homes are located are heated at the discretion of the community management company.

On average, the warmest month is July, the coolest month is January, and the maximum average precipitation occurs in August.
Is my home cleaned each day?
Our Orlando Vacation Rentals are cleaned before your arrival and after your departure. Unfortunately, however, daily maid service is not available. For your convenience, the home does have a full size washer and dryer, dishwasher, vacuum, mop, and brush.
For stays of 7 nights or longer, a mid-stay clean can be arranged. However, this must be booked with the rental office prior to arrival.
